8 Easy Steps to Building your Home

1. Meet & Greet In your meeting with The Dream Home Group you’ll learn about our Quality Material Packages and the dedicated services we provide. You will also have the opportunity to meet some of our devoted team, tour our model home, as well as our design and manufacturing facility. Is it beneficial for us to meet you at your project location? No matter where the meeting takes place, you’ll be able to discuss your wishes for your custom dream home with a knowledgeable professional dedicated to your happiness. We will discuss your budget requirements, look into site considerations and review the process & payment schedule. You’ll finalize the meeting by developing potential timelines and confirming the next steps to be taken. 2. Initial Deposit & Design Discussion With an initial design deposit of $5000.00 you will now sit down with your personal designer, where you will establish your needs and tastes. Often the designer may visit the site in order to bring your vision to life within its landscape. Township property requirements will be researched and you’ll receive your first version of design concepts; which will include floor plans, 3D elevations & interior renderings.

3. Design & Preliminary Pricing Review Depending on the complexity of the design and the time of the year, this is approximately a 2-4 week process. You have the opportunity to review your design as it develops. Your personal review will consist of going over your design and specified materials as well as discussing preliminary pricing. In this first meeting you will start to see the realization of your dream; it will be brought to life within a 3D virtual world. Our powerful software, and experienced designers will captivate your imagination. You will have answers to your questions, and we will listen to your ideas and suggestions. These reviews can take place at one of The Dream Home Group’s locations, or in a location of your convenience via an online meeting. Timelines are dependent on time of year as well as your schedule and availability. 4. Final Design & Pricing Approval Once you have approved your custom design and your materials have been specified, The Dream Home Group will begin to develop a final price. Generally, this process will take 2-4 weeks depending on the complexity of the design. Once priced, you will be presented with a detailed contract with description of materials and services provided by The Dream Home Group. Timelines will also be discussed to meet your expectations.

7. Delivery of Your Dream Home To ensure a seamless schedule for the delivery process; a final deposit is required prior to shipping. This allows The Dream Home Group to lock in dates as well as times for the delivery. Our unique staging of deliveries is common practice for The Dream Home Group, this reduces the risk of theft and weather damage, due to material sitting idle, this also allows for greater mobility when accommodating smaller sites. At time of delivery, all materials are wrapped and labeled. Copies of material list and shop drawings are provided at time of delivery to assist in a timely and organized build. 8. Manufacturing & Material Organizing To ensure a timely and well-organized build, site preparation has begun at your location during the manufacturing process. Excavation and foundation construction is well underway in readiness for the first of the staged deliveries from The Dream Home Group Once on site, a carefully planned assembly is executed with your Dream Package. From foundation to roof coverings, every aspect of the build is painstakingly executed with a high level of enthusiasm and precision. This attention to detail ensures your dream home comes to life with the high expectations anticipated with every Dream Group Home.

5. Construction & Design Drawings After receiving a signed contract, we require a 25% deposit to move forward with construction and design drawings. These drawings include: elevations, structural plans, cross sections, framing plans, & details all Building Code Certified. All blue prints are fully engineered where required to ensure solid, stable, long lasting structures. This process takes 4-6 weeks depending on complexity. 6. Manufacturing & Material Organizing Once a final approval of the plans have been received, we require a 25% deposit to set your project into the schedule to begin the manufacturing of the large timber components as well as organizing materials for your dream home. During the process of manufacturing you are invited to view our progress. Manufacturing timelines are dependent on the time of year, as well as expected delivery dates for your project.

Timber Frame Dream Packages

Ironically our timber homes that are custom crafted with the look and feel of authentic traditional wood joinery, are actually manufactured on our state of the art CNC machines. Our automated CNC machines ensure that each timber is cut and drilled with supreme precision. Quality assurance experts dry fit the timbers to ensure perfect fit in the factory, eliminating the need to cut timber on site; saving you costly time and labour in the field. Combining structural and decorative elements relates to endless design opportunities meeting any budget. Timber frame accents inside or outside add charm and character to any home. All of our logs are naturally air dried for a minimum of one year prior to cutting.

Also included are engineered or solid wood posts, beams, glue, fasteners, gaskets and treated sill plates Exterior Walls: • Premium pre-finished siding, quality strapping, quality house wrap, exterior ridged insulation, select 1/2” plywood sheathing, premium select wood conventional framing, with engineered plates & lintels. Optional super insulated Structural Insulated Panels (SIP) (depending on house design). Interior Partitions: • Premium selected conventional wood framing, including fasteners. Roofs: • Lifetime Warranty Architectural Fiberglass shingles, optional architectural steel available, select 1/2” plywood sheathing. • Pre-finished fascia and soffit. (Optional unfinished). • Accessories include: ridge vent, flashing, ice and water shield membrane and all fasteners. Timber Frame Details: • Decorative and or structural engineered solid air dried precut timber frame as per design. Windows & Doors: • Choice of premium casement or hung style windows with choice of the solid pine, fir or cedar frames complete with solid wood jamb extensions, multi point locks, Low E glass, grill or grill less, with exterior options of solid wood, aluminum or vinyl clad. • Entry Door: premium architectural solid wood door, or textured insulated premium architectural fiberglass door including security deadbolt with quality door handles and latches.

• Other Doors: premium architectural steel insulated door including security dead bolt with quality door handles and latches. Miscellaneous: • Stain-included for all logs, timber frame members; unfinished sidings, soffits, fascia. • Nails (boxed) and fasteners. • All caulking sealants to complete weather tight shell. Log Home Dream Packages

The raw timbers are planed in our factory to the log profile and size of your choosing, they are then processed on our automated CNC machine ensuring each log is cut and drilled with supreme precision. The double tongue and groove profile of our logs allows for a triple seal between each log course, maximizing the efficiency of your home. Our innovative adjustable thermo-spring thru-rod compression system is an insulated spring system mounted flush into the top of the log so it will not interfere with any building components that bear on the top log wall. This state of the art option applies pressure by compressing the logs and negating the need to tighten the wall manually. All of our logs are naturally air dried for a minimum of one year prior to cutting.

Allowances for the electrical boxes are routed into the logs for all outlets, switches and lights. All wire chases are pre-drilled into the logs, saving you thousands in on site labour. Once the logs are cut the home is pre assembled in our factory for quality assurance and then disassembled and packaged for delivery to your site.

Floor Systems: • High performance 3/4” sheathing with engineered wood “I” beam construction. Also included are engineered or solid wood posts, beams, glue, fasteners, gaskets and treated sill plates. Exterior Walls: • Precut 4-6-8 or 10-inch solid air-dried logs, rectangular, “D” style, double “D” style or round. Your choice of corner connection notching. DHG true water shedding dovetail, lap lock connection, traditional butt and pass, or simulated Scandinavian notch (depending on design). • Log wall structure includes pre-drilled electrical chases, factory routed outlet and switch cavities, as well as adjustable thermo-spring thru-rod compression system with pre-cut accesses. • Factory precut to size window & door openings including bucks and hard wood dowels for natural window adjustment. • Accessories include thru-rods, thermos springs, pre-cut dowels, sill and log gaskets, sealants, fasteners and corner screws. Gable End Construction: • Premium solid wood siding, exterior rigid insulation, quality house wrap, select plywood sheathing, strapping, premium selected conventional framing with engineered plates and lintels. With our unique Steel-Wood Hybrid build system many of the challenges confronted on conventional builds can be overcome with the strategic use of cold-form steel elements and wood framing. The added benefits of using the hybrid approach not only increases spans in open areas and can allows more flexibility on architectural features, there is an added benefit of reducing the carbon footprint of a regular all steel build, as well as overcoming the shortcomings of insulation value of all steel construction. There is also the piece of mind knowing you are doing your part with moving towards a better environment with the use of FCS certified wood and recycle steel.
